The Scope of Work at 211 King Street spread over three different areas of the building, the parking garage exterior cladding, interior repairs to the parking garage, and weatherproofing of the brick and cast stone façade along King & Market Street. Extreme coordination between KRC, The Beach Co., and City of Charleston was required in order to make a successful project on one of the busiest street sections in Charleston.
The exterior cladding Scope included removal and replacement of delaminated stucco along Princess Street and Archdale Street, new flashings at openings and floor lines, and replacement of sealant joints. On Market Street, the existing stucco cladding was of sound condition, so KRC removed the existing stucco finish coat down to brown coat, and applied new Sto base, reinforcing mesh, and Sto Powerflex Silco finish. The existing stucco system is a barrier system, so existing control joints were sealed after finish coat was applied.
Interior Repairs at the Parking Garage included a removal and replacement of existing traffic coatings on the top floor and ramp with the Sikalastic 720/745 AL Traffic System and application of Sikagard 740 W concrete sealer at the garage entrance ramp and first level. All existing vertical and horizontal sealants were removed and replaced throughout the parking garage, vertical expansion joints were replaced with Emseal Seismic Colorseal and horizontal expansion joints replaced with the Emseal Thermaflex System.
Weatherproofing of the brick masonry and cast stone façade included removal and replacement of all exterior sealants, control joints, and expansion joints. Wet glazing at storefront windows and doors was removed and replaced. Brick masonry requiring re-pointing was completed throughout entire masonry façade.
